We always get asked how long it will take to sell a home in this market. It’s not a simple answer. There are so many different factors involved. If you’ve ever sold a home before, you notice that the first few weeks a home hits the market are usually the busiest.
An interesting fact we gathered from the National Association of Realtors is that the first 14 days are the most critical in capturing the largest number of buyers who are prepared to buy. This is true because of 4 traits that these buyers share. They are:
  • They are already working with a buyer’s agent
  • They follow prices on your competition before your home hits the market
  • They are already financially pre-approved and ready to go.
  • They are ready to make an offer if the value of your home matches the asking price.
These points are confirmed by the latest real estate stats from the MLS. Almost 50% of homes listed will go under contract in the first 30 days, which should tell you how important initial pricing is in real estate.
